Miami-Dade & Broward · Real Estate Law

Every closing, title, and tenant question routed to the right attorney.

Real estate inquiries come from buyers, sellers, landlords, tenants, and investors, many of them from Latin America and many with a closing date already on the calendar. A tenant facing an eviction notice and an investor buying a Brickell condo need very different first calls. We build bilingual AI intake that sorts each inquiry by matter type, records the key dates for attorney review, and books the right attorney.

We build the technology and the content. Your attorneys make every legal judgment and approve every word clients see. Nothing we deliver is legal advice. Se habla español.

The short answer

Aday Interactive, Inc. builds AI intake for real estate law firms in Miami-Dade and Broward. The agent answers in English and Spanish, sorts each inquiry into closings, title, landlord and tenant, or disputes, records closing dates and notice dates, collects the other parties' names for your conflict check, and books the right attorney. It never gives legal advice.

Matter types

A closing and an eviction are not the same first call.

Here is what prospective clients type into ChatGPT and Google for each matter type, in English and Spanish, and what the intake agent does with them.

Residential closings

What clients ask

"Real estate closing attorney Miami" · "abogado para cierre de casa en Miami"

What the agent does

Collects the property, the contract date, the closing date, the lender, and whether a title company is already involved, then books the attorney who handles closings.

Investor and foreign buyers

What clients ask

"Buying a condo in Brickell as a foreign investor" · "comprar propiedad en Miami siendo extranjero"

What the agent does

Captures the buyer's country, how they plan to hold title, the price range, and the timeline. Marks foreign sellers for attorney review, since federal FIRPTA withholding can apply at closing.

Title problems

What clients ask

"Cloud on title Florida" · "problema con el título de mi casa"

What the agent does

Records what the title search or the title company found, who holds the property now, and any sale deadline, so the attorney can judge urgency.

Landlord and tenant

What clients ask

"How to evict a tenant in Florida" · "me dieron un aviso de desalojo"

What the agent does

Asks whether the caller is the landlord or the tenant, the type of notice, and the date it was served. It marks the record for same-day attorney review, because Florida eviction notices run on short timelines.

Commercial leases and purchases

What clients ask

"Commercial lease attorney Miami" · "abogado para contrato de arrendamiento comercial"

What the agent does

Qualifies the property type, the deal size, the counterparty, and the signing deadline, then collects the counterparty's name so your team can clear conflicts before the consult.

Property and HOA disputes

What clients ask

"Dispute with my HOA Miami" · "problema con la asociación del condominio"

What the agent does

Collects the other party, the dispute in a sentence, and any letters or deadlines received, and is set up to take only names and basics until your team clears conflicts.

What gets escalated to your team

When a caller mentions a closing in the next few days, an eviction notice already served, a lockout, or a foreclosure sale date, the agent is set up to transfer the call live to the attorney on duty and, if nobody answers, text them an urgent alert with the call summary. The caller is told when to expect a call back.

Guardrails

The rules your intake has to live inside.

Every agent we build is fenced before it says a word. These are the lines that matter most in real estate law work. Your ethics counsel reviews the full list during setup.

No legal advice on the deal

The agent never says whether a contract is fair, a title is clean, or an eviction will hold up. It collects facts and books the attorney who answers those questions.

Names first, for your conflict check

Real estate deals have many parties. The agent captures the other side's name before taking details, so your firm can run conflicts. Under Florida Bar Rule 4-1.18, what a prospective client shares can create duties even if you never take the matter.

Notice dates flagged

Florida's residential landlord and tenant law (Fla. Stat. ch. 83, Part II) uses short notice periods, including a 3-day notice for unpaid rent (§ 83.56(3)). The agent records the date served and marks it for attorney review. It never says whether a notice is valid or how much time is left.

Financial details kept private

Wire instructions, account numbers, and closing funds never go into a text or chat. The agent tells callers your firm never sends wire changes by text, which helps protect them from closing fraud.

On every call and message, the agent names your firm, says it is a law firm, and identifies itself as an assistant, never an attorney.

Project work bills 50/25/25 on milestones. Text, email, and voice usage on a system we build is billed at cost, with no markup. Carrier registration for texting depends on carrier approval, so we never promise an activation date.

How many closing calls waited until Monday last week?

In 30 minutes we walk through how inquiries reach your firm today, where they leak, and what an intake agent would handle. Founder-led by Brandon Aday from our Coral Gables office.

Response time

Response time is a target, not a promise. Our AI intake agents aim to answer in under 60 seconds, and typically respond within one to three minutes. Actual timing depends on third-party voice, SMS, and network delivery, which we do not control. We measure the real number and report it in your dashboard rather than guarantee it. Speed also depends on correct account setup, carrier registration (A2P 10DLC), and your intake configuration.

FAQ

AI for Miami Real Estate Law Firms, Frequently Asked Questions

Can the agent tell a tenant whether an eviction notice is valid?

No. Whether a notice is valid is a legal question for your attorneys. The agent collects the type of notice, the date it was served, and who served it, marks the record for same-day attorney review, and books the consultation.

How does the agent handle foreign buyers and investors?

In their language, with the right questions. It works in English and Spanish, captures the buyer's country, how they plan to hold title, and the timeline, and books the attorney who handles international buyers. Questions about taxes or entity structure go to the attorney, never to the agent.

What stops the agent from collecting confidential deal details from the other side?

Names come first. The agent asks for the names of the other parties before anything else, so your team can run the conflict check before the consult. Florida Bar Rule 4-1.18 treats information from prospective clients seriously, so we keep early intake to the basics.

Will this help our firm show up when someone asks ChatGPT for a real estate attorney in Miami?

It can make your firm easier to find and cite. We build English and Spanish practice-area pages that answer real questions, plus LegalService and Attorney schema. No one can guarantee a citation, and we never promise one. Read how AI search picks firms.

Can we use AI to call or text people who have not contacted our firm?

No, and we never build it that way. Florida Bar Rule 4-7.18 bars soliciting prospective clients by phone or real-time electronic contact, and the FCC ruled in 2024 (FCC 24-17) that an AI-generated voice counts as an artificial voice under the Telephone Consumer Protection Act. The agent answers people who reach out to your firm, and follows up only with people who asked to hear from you.

What does it cost?
